Performance Solutions:

A modern but unique 3-storey luxury home with open plan living and stand out charcoal Aluminium Standing finishes both inside and out. The dwelling boasts a bridge within its central lightwell, large swimming pool and own basement car park and lift. Ventura Building Certification acted as the Certifier for the project, this included assessment of the drawings against the DA conditions and Building Code requirements, carrying out mandatory inspections and the issuing the Construction and Occupation Certificates.

Performance Solutions:

There were a number of performance solutions for fire elements including the sprinkler valve room location and exit and travel distances within the basement.

This was the first project for the client where the NCC 2019 sprinkler requirements were required. The Fire Engineering on this project was also an interesting challenge due to only have a single exit from the basements and have each unit’s car spaces within their own garage structure within the basement.

The other challenge was the acrylic render that was proposed on the façade. With the non-combustibility requirements for external walls, the product had to go through testing to ensure compliance before use. There were initial issues with accessibility to common areas on the site, but these were designed out by the Access Consultant.
